But when it comes to price, things aren’t always straightforward. The cost of a house in Addis varies widely depending on location, size, design, and even how you make the purchase.
Addis Ababa is a city of contrasts a few kilometers can make a huge difference in property value.
- Premium Areas: Neighborhoods like Bole, Kazanchis, and Bisrate Gebriel are among the most expensive. Expect to pay anywhere between ETB 25 million to 60 million (or more) for a modern villa or luxury home.
- Mid-range Areas: CMC, Ayat, and Summit offer a balance between quality and affordability, with houses typically ranging from ETB 12 million to 25 million.
- Emerging Areas: If you’re looking for better long-term value, consider neighborhoods like Goro Yerer, Bole Arabsa, or Gulele. Prices here can start around ETB 7 million, depending on the plot size and construction quality.
The closer you are to the city center or main roads, the higher the price but also the better access to amenities and resale potential.

House size plays a major role in determining the cost. A 150 sqm house can cost half as much as a 300 sqm property in the same area. Construction materials, architectural design, and finishing (tiles, ceilings, and kitchens) also make a big difference.
If you’re building rather than buying a finished home, construction costs in 2025 average around ETB 25,000–35,000 per sqm, depending on the materials and contractor.

Beyond the sale price, many first-time buyers overlook the extra fees involved.
These include:
